Downsizing Tips for 55+
How do I Downsize as a Senior?
As people sell their homes in Riverside and Corona and look for new ones, some continuing-care retirement communities across Riverside County are offering new services and incentives to entice senior citizens.
These services include personal moving consultants, lists of preferred real estate agents and cash loans, all offered to seniors, who make up about 20 percent of the sellers market.
Earlier this year, when Bob and Marilyn Macrae were ready to sell their home in Riverside, Ca where they had lived for 38 years, they were aided by Jory Blake, a personal moving consultant employed by Senior – Company, who is dedicated to serving the 55+ community.
“He meets with everyone,” said Armando Cordova, director of sales at Senior-Home-Sales. “He acts as a quarterback and helps them through this process.”
The Macraes credit Jory with their success.
In six weeks, the Macraes, both 79, had put their home on the market, sold it, signed the paperwork and moved into their new 55+ community. And they cleared more than $50,000 more on their home than they had asked.
“It was so easy to leave our home,” Marilyn said. “Our son had a problem with it, our daughter had a problem with it. We were able to just close the door.”
“We are definitely seeing a trend recently in Riverside, Ca,” “The real estate market has picked up, and the homes for our perspective residents are selling much quicker.”
Some of this trend has as much to do with real estate sales as it does with demographics. From 2000 to 2010, Riverside population grew by 4.5 percent, according to the U.S. Census. But the 55-and-older population grew by nearly 20 percent.
There are a few indisputable facts: Homes are selling more quickly; prices are slightly off their lows; interest rates remain low, which spurs buyers, and the realization — sometimes a disappointing one — that sellers will never see the value they had at the market’s height is encouraging older owners to sell.
“They would much rather move now than wait until 2018 to finally get that price they may have gotten in 2006,” Armando said.
Jory’s goal is “to get people to overcome their fears of listing their home, and fears of not being able to sell it.”
It’s one element in a package of inducements that Jory Blake has recently created for prospective clients. This includes offering services to help seniors downsize, pack, move and set up their new home, which, Jory said, is sometimes more important than a loan.
“It’s not always about money,” he said. “It’s ‘I can’t deal.’ It’s ‘what do I do with my stuff, I’ve accumulated stuff for 60 years. What do I do with it?’ ”
These services, Jory said, are aimed at breaking those mental blocks and letting seniors know that the market might not be as bad as they believe. Call Jory today for a FREE one on one consultation at (951) 742-3751————————————————————————————————————————————–
